The workspace and its facilities
The premises comprise a three-storey office building with an industrial/warehouse unit to the rear. To the front elevation there is large parking area and to the rear there is a concrete hard standing and hardcore surfaced yard providing access to the industrial unit and further parking provision. Further to this there are four compound areas which can either be used for external storage or parking. Internally the offices are arranged over three storeys. These premises are prominently situated at the end of Wigwam Lane. The area is considered to be one of the main commercial districts in Hucknall, a north-Nottinghamshire town. The area is primarily given to industrial and storage uses and indeed part of the subject premises are designated for these uses at present. Hucknall town centre is 0.5 mile due west of the subject premises, providing services and amenities. There is excellent access to the A611, 1.5 miles from the premises which in turn links to the M1 Motorway 3.5 miles due west of the property. Hucknall Train Station and the Hucknall NET Tram link are less than half a mile from the premises. The offices overlook the local golf course.
